A professionally managed mortgage portfolio.

High-yield first and second residential mortgages in strong, stable urban markets across Ontario. The risk-mitigation section specifically targets high-yield second mortgages. The package contains conflicting LTV figures; confirm the current mandate with the team.

The package emphasizes residential properties, owner-occupied homes, major urban centres, underwriting, property valuations and borrower exit strategies. Real property security and diversification aim to manage risk; they do not assure repayment.

Prosperity describes a first-right-of-refusal relationship with Burke Financial for mortgage opportunities and experienced underwriting and administration.

Fund details

Income, access and important terms.

Returns and reinvestment

The October 2026 package describes a fixed annual ROI of 12%, paid monthly, and a designed net annual return of 12.68% with DRIP. These are the package’s stated return terms and forward-looking illustrations, not independently verified historical results. Actual returns may differ and are not guaranteed. DRIP reinvests cash dividends in additional shares; the with-DRIP figure is not an additional cash distribution rate.

Distributions

The comparison chart and “How Does It Work?” section specify monthly distributions. A separate highlights section mentions monthly or quarterly payouts. Confirm the applicable distribution schedule and DRIP terms in the current offering documents.

Minimum investment and shares

The stated minimum is $25,000. The package describes $1 of preferred shares for each $1 invested. A stated issue price is not a guarantee of capital value or redemption proceeds.

Investor and account eligibility

Investment is subject to the investor qualifying. Cash and registered funds through a qualified trustee are described. The package lists RRSP, TFSA, RESP, RRIF and LIRA eligibility. Confirm your eligibility, trustee requirements and current account availability before investing; the package does not specify detailed qualification criteria.

Fees

The package states 0% management fees for investors and describes net returns as interest and fee revenue less expenses. It does not provide a complete schedule of operating expenses, trustee costs, transaction fees or redemption charges. Request the current offering documents for all applicable costs.

Investment term and redemptions

The comparison table lists a 12-month investment term. The package says the MIC maintains cash for principal redemptions in a given year, but does not specify notice periods, early redemption rights, charges, payment deadlines, gates or suspension provisions. A 12-month term does not establish guaranteed liquidity or automatic repayment. Obtain the current redemption policy before investing.

Risk management and investment risks

The package describes diversification, mortgage underwriting, professional property valuations, cash management and a loan-loss reserve. Its stated single-loan limit of 10% applies once the mortgage portfolio exceeds $5 million. These measures cannot eliminate loss.

Mortgage investing involves borrower default, property value and recovery risk, and limited liquidity. Second mortgages rank behind first mortgages in repayment priority. Principal, distributions and redemptions are not guaranteed. The package’s statements about low risk and stable share values should not be read as capital protection. Consult the Offering Memorandum’s Risk Factors for a complete description.

Source qualifications

The comparison table reports average LTV greater than 75%, while the risk section states a weighted-average objective under 75% and the generic strategy text says 65% or less. These statements are inconsistent; no single verified LTV is presented here. The generic 8–10%+ strategy wording also differs from the Class B return figures. Request clarification from Prosperity.

The PDFs contain illustrative ten-year growth charts, not an identified historical performance series. No historical track record is asserted on this page. Third-party product comparisons and tax claims have not been reproduced.
